Your first rental starts here.
GoDSCR helps new investors finance rental properties with DSCR loans, the kind that look at what the property can rent for. We explain it all in plain English, then shop wholesale lenders for you.
Mortgage broker, not a lender. Business-purpose loans for investment property you will not live in.
Why first-time investors start with GoDSCR
Buying your first rental is exciting and a little nerve-wracking. Our job is to make the money side feel doable.
Made for rental #1
Most loan sites assume you already know the lingo. We do not. Every step is explained like you are a smart friend who just has not done this yet.
We shop, you choose
We are a mortgage broker, not a lender. That means we take your scenario to multiple wholesale lenders and bring back the options that actually fit.
The rent does the talking
DSCR loans focus on whether the property rent covers the payment, so a self-employed or newer investor is not judged on a paycheck alone.
Built to scale with you
The same playbook that gets rental #1 closed sets you up for #2, #3 and beyond. We plan for the next property, not just this one.
Four steps from “I think I can do this” to keys in hand
No mystery, no runaround. Here is exactly what happens when you work with us.
Run your numbers
Use the DSCR calculator with real rent, taxes, insurance and a rate from a quote. You will see in seconds whether the rent covers the payment.
Tell us about the property
Two minutes on our form: where it is, what type of property, purchase or refinance. No cost to ask.
We shop wholesale lenders
A licensed team member compares programs from multiple wholesale lenders and explains each option, tradeoffs included, in plain English.
Close and collect rent
We coordinate appraisal, underwriting and closing with the lender you choose. Then you get keys, a tenant and your first rent check.

What new investors ask us most
What is a DSCR loan?
DSCR stands for debt service coverage ratio. A DSCR loan qualifies you mainly on whether the rental property's income can cover its own monthly payment (principal, interest, taxes, insurance, and any HOA dues), instead of on your personal income. For example, if a home rents for 2,000 dollars a month and the full payment is 1,600 dollars, the DSCR is 1.25. It is a business-purpose loan made for investors buying or refinancing rental properties.
Can I use a DSCR loan for my first rental property?
Often, yes. Many DSCR programs work for first-time investors, though some lenders ask for a bit more in reserves or down payment if you have not owned a rental before. GoDSCR exists to help investors buying rental number one through five, so we will walk you through which programs fit your experience level.
Can I live in the property?
No. DSCR loans are business-purpose loans for non-owner-occupied investment properties only. That means neither you nor your family can live in the home, even part time. You will sign a statement confirming the property is an investment. If you want to buy a home to live in, a DSCR loan is not the right product.
Do you lend the money?
No. GoDSCR is a brand of Loan Daddy LLC, a mortgage broker. We do not provide the loan ourselves. Instead, we shop your scenario with multiple wholesale lenders, help you compare the options, and guide your file from application through closing. The loan itself comes from the wholesale lender you choose.
What DSCR do I need to qualify?
In general, a higher DSCR is better, because it shows the rent comfortably covers the payment. A ratio of 1.0 means the rent just covers the payment, and many programs look for something at or above that. Some programs allow a lower ratio, but usually with tradeoffs such as a larger down payment, more reserves, or different pricing. Exact requirements vary by lender and loan program, so we will check your numbers against several options.
