DSCR loans, explained like a friend would
A DSCR loan is a rental property loan that qualifies mostly on one question: does the rent cover the payment? Here is everything a first-time investor needs to know.
The one-sentence version
DSCR stands for debt service coverage ratio. “Debt service” is just a fancy name for your loan payment. The ratio compares the rent the property earns to that payment.
If a home rents for $2,000 a month and the full payment is $1,600, the DSCR is 2,000 ÷ 1,600 = 1.25. In plain English: the rent covers the payment with some room to spare.
Because the lender is mainly checking the property's numbers, DSCR loans are popular with self-employed people, newer investors, and anyone whose tax returns do not tell the whole story.
DSCR at a glance
| Below 1.00 | Rent does not cover the payment |
| Exactly 1.00 | Rent equals the payment |
| Above 1.00 | Rent covers it, with a cushion |
Each wholesale lender sets its own minimums and calculation details. This table is for understanding the idea, not a qualification standard.
What lenders look at
DSCR loans are simpler to document, not “anything goes.” Here is what gets reviewed.
The rent
Either the signed lease or the appraiser’s estimate of market rent. This is the top half of the ratio.
The full payment
Principal, interest, property taxes, insurance and any HOA dues, often shortened to PITIA. This is the bottom half.
Your credit
A credit review still happens. Stronger credit generally opens more program options and better terms.
Your down payment
How much of your own money goes in. More skin in the game usually means more lender flexibility.
Reserves
Cash left over after closing, so a vacancy or repair does not sink you. Usually measured in months of payments.
The property
Type, condition and value, confirmed by an appraisal. Lenders want a rentable, insurable property.
A good fit if you…
- Are buying or refinancing a 1-4 unit rental you will not live in
- Are self-employed or have income that is hard to document
- Want to buy in an LLC
- Plan to own more than one rental over time
- Have a property where realistic rent covers the full payment
Not a fit if you…
- Plan to live in the property, even part-time
- Want a loan for personal, family or household use
- Need financing for a large apartment complex or commercial building
- Are counting on rent that is far above what similar local homes earn

Every wholesale lender writes its own DSCR guidelines: how rent is counted, which property types are allowed, how reserves work, how they treat first-time investors. A program that says no to your deal might be one of many that would say yes.
GoDSCR is a mortgage broker. We do not lend money. We arrange and shop financing from wholesale lenders, compare the options, and explain the tradeoffs so you can pick the one that fits your plan. Every cost, including how we are paid, is disclosed to you before you commit to anything.
Common questions
Does a DSCR loan look at my income at all?
DSCR programs focus on the property’s rent instead of your personal income documents like W-2s and tax returns. You still go through a credit review, asset verification and an application, but the property’s ability to cover its own payment carries most of the weight.
What is a good DSCR?
Above 1.00 means the rent covers the payment. Higher is generally better because it leaves room for surprises, and lenders tend to view stronger ratios more favorably. Each wholesale lender sets its own guidelines, which is exactly why shopping several of them matters.
Are DSCR loans only for experienced investors?
No. Many programs accept first-time investors. Some ask newer investors for a little more in reserves or down payment. We look for programs that are comfortable with beginners.
Can I use a DSCR loan for a home I will live in?
No. DSCR loans arranged through GoDSCR are business-purpose loans for non-owner-occupied investment property only. If you plan to live in the property, we are not the right fit.
