Mistake #1Using the best-case rent
Why it hurts: The highest listing you found online is not the market rent. Lenders rely on the appraiser’s rent estimate, and tenants compare too.
Do this instead: Use recent, actually-leased rents for similar homes nearby, and ask a local property manager for a second opinion.
Mistake #2Forgetting taxes, insurance and HOA
Why it hurts: Principal and interest is only part of the payment. Taxes, insurance and HOA dues can change the DSCR a lot.
Do this instead: Get the real tax bill, a real landlord insurance quote and the HOA dues before you run the numbers.
Mistake #3Treating DSCR as profit
Why it hurts: A DSCR above 1.00 means the rent covers the loan payment, not that the property is profitable after repairs, vacancy and management.
Do this instead: Keep a separate budget for maintenance, vacancy, capital repairs and management.
Mistake #4Draining every dollar to close
Why it hurts: A water heater fails or a tenant leaves in month two, and suddenly you are stressed and behind.
Do this instead: Plan reserves as a must-have, not a leftover. Lenders often require them, and you will be glad they are there.
Mistake #5Skipping or rushing the inspection
Why it hurts: Roofs, foundations, sewer lines and electrical problems are expensive surprises.
Do this instead: Hire a thorough inspector, attend if you can, and get specialist opinions on anything major.
Mistake #6Planning to live in it "for a little while"
Why it hurts: Business-purpose DSCR loans are for non-owner-occupied investment property. Moving in breaks the terms you agreed to.
Do this instead: If you want to live in a property, a business-purpose loan is the wrong tool. We only arrange investment property loans.
Mistake #7Talking to financing last
Why it hurts: Offers get written with timelines the financing cannot meet, or on properties that will not qualify.
Do this instead: Talk to us before you make offers so your timeline and expectations are realistic.
Mistake #8Ignoring local rules
Why it hurts: Short-term rental bans, rental registration, rent rules and HOA restrictions can wreck a plan.
Do this instead: Check city and HOA rules for the exact use you have in mind before you commit.
Mistake #9Mixing personal and rental money
Why it hurts: It makes taxes painful and makes it harder to show your track record when you buy rental #2.
Do this instead: Open a separate bank account for the property (or your LLC) on day one.
Mistake #10Opening new credit mid-loan
Why it hurts: A new car loan or credit card during underwriting can change your credit picture and delay closing.
Do this instead: Hold off on new credit until after you close. Ask us first if something cannot wait.
Mistake #11Going it alone
Why it hurts: First-time investors who skip the inspector, CPA or property manager often pay for it later.
Do this instead: Build a small team early. See who you need on our team page.
Mistake #12Buying fast to "keep up"
Why it hurts: Social media makes it look like everyone buys a property a month. Rushed deals are where the worst mistakes happen.
Do this instead: Go at a pace where every deal passes your numbers test. Slow and steady builds portfolios that last.
